Tom Intrator

Founder & Managing Partner

Tom Intrator, Founder and Managing Partner of investment firm 18 Main, carries deep industry knowledge spanning the syndication, ownership, rehabilitation, financing, and management of commercial real estate. Mr. Intrator has built 18 Main to a multi-strategy investment firm with current development activity in excess of $1 billion including multifamily, office, retail, hospitality, and investment in operating businesses complimenting the real estate portfolio.

Prior to forming 18 Main, Mr. Intrator co-founded the New York based Hyde Capital in 2010. Hyde grew to be a vertically integrated, owner operator, focused on secondary market multifamily real estate managed by its property management arm, The Lennox Companies. As the Managing Partner in Hyde, Mr. Intrator grew the company to a real estate portfolio of approximately $300 million and 4,000 multifamily units with additional holdings in retail and office assets.

Prior to forming Hyde Capital, Mr. Intrator worked with a New York based real estate investment and development firm evaluating and structuring purchases of distressed assets and non-performing notes in New York’s five boroughs. In addition, Mr. Intrator has been involved in the financing of stabilized and distressed multifamily properties, single-family investment properties, multi-tenant retail and office properties, and single-tenant credit tenant lease properties.

Separate from his real estate activities, Mr. Intrator is passionate about non-profit endeavors focused on Israeli and socioeconomic initiatives and has Co-Founded the Kiyum Initiative which aims to greatly increase employment and wage levels for the Haredi Community living in Israel.


Joseph ammar

Principal, Head of Investments

Joseph heads investments at 18 Main, including the firm’s acquisition and developments activity across the US. Additionally, Mr. Ammar is responsible for the firm’s capital structuring and financing activity.

Prior to 18 Main, Joseph served as head of real estate investment & management at Data Driven Properties initiating their investment platform. At Data Driven Properties he grew the investment activity in the short-term and vacation rental spaces as well as building their corresponding management platform.

Prior to Data Driven Properties, Joseph started his career as an Analyst at Hyde Capital/Lennox Companies, where he was involved in over $150m of acquisition and disposition activity.

Joseph earned his B.A. in Finance from Yeshiva University while interning at both Morgan Stanley and Raymond James.


Yoav Poni

Director of Operations

Yoav oversees all of 18 Main’s internal and business operations and is the key liaison between the Company and all its operating businesses.

Prior to joining 18 Main, Yoav was a former Product Manager at Capitolis. Yoav was instrumental in the company's success and played a key role in driving its valuation to $1.6 billion dollars. He was responsible for compressing over $6 trillion dollars, growing revenues by 7x, and securing and maintaining partnerships with major financial institutions. 

Prior to his work in the financial technology industry, Yoav served as a Lieutenant in a special forces unit in the IDF.

Yoav holds a B.A. in Statistics and Business Administration from Penn. State University.


David Apfelbaum

Investment Analyst

David supports the firm’s acquisition, development, and financing efforts.

Prior to joining 18 Main, David served as a Senior Analyst at Dwight Capital where he focused on the underwriting of stabilized and new development debt opportunities for multifamily assets. During his time at Dwight, David screened, underwrote, and facilitated the closing of over $270 million in senior debt transactions across the country. 

David holds a B.A. in Economics from Yeshiva University and is currently completing a M.S. in Real Estate Finance and Investment from New York University’s Schack Institute of Real Estate.
